"Floor plan to 3D" means different things to different people: a homeowner wants a PDF plan furnished, an agent wants a 3D plan image for a listing, a renovator wants to move a wall. The tools split the same way: some read an uploaded plan image and turn its walls into editable objects, some ask you to draw or trace, some scan a real room with a phone, and one returns a rendered picture with no model at all. This guide compares ten tools on that axis first, then on editable walls, photorealistic output, platform and pricing model.

Inputs: vendor pricing and product pages read on 3 October 2026, plus hands-on use of our own tool. We did not run one plan through all ten, so there is no accuracy ranking. We compared:

- Render: is there photorealistic output, and what does it cost?

- Best for: homeowners and agents with a plan image who want to furnish and render it without CAD.
- Pricing model: free tier with half the catalogue; Premium $19.99 a month or $59.99 a year with 100 AI Studio credits monthly (1,200 on annual); Professional $49.99 a month or $399.99 a year with 1,000 credits monthly, unlimited watermark-free 4K renders and CAD export.

What it is: a browser design platform for designers; draw from scratch or upload a plan image and use its AI planning and auto-finishing, with SketchUp import.

- Pricing model: free Basic with limited uploads; Pro and Elite listed at $29 and $69 (confirm the billing period on the live page); Enterprise by contact. No refunds on partial months.

3. Homestyler - the deepest free catalogue, with DWG import
What it is: a cloud floor planner with more than 100,000 free models, an AI planner that auto-furnishes a layout, and multi-floor DWG import.
- Best for: anyone with a DWG, and hobbyists who want the biggest free library.
- Pricing model: free Basic with pay-per-render coins (a 2K render is 9 coins); Pro+ from $6.80 a month and Master+ from $11.80 at the discounted rate shown, with 75 renders a month on Pro+ and unlimited 2K and 4K on Master+; Team from $19.90 a seat.

- Standout feature: exports coloured plans, bills of materials and construction drawings.
- Limitation: the structured input is DWG; the page does not describe reading a plain plan image.
4. RoomSketcher - three ways in, including a human drafter
What it is: a floor plan app with three routes to a plan: draw it, use the AI conversion (one free on the Free plan), or have RoomSketcher's illustrators draw it for the next business day.
- Best for: agents who want a clean 2D plan and a few 3D photos per listing without drawing.
- Pricing model: Free with 2 credits; Pro $12 a month billed $144 a year (or $24 monthly) with 5 credits a month; Team $35 a month billed yearly (or $70 monthly) with 20. Ordered plans from USD 20 per floor. 3D Photos $4 each or from credits.

What it is: a browser tool where you upload a JPG, PNG or PDF screenshot, enter the building width for scale, and press Read & create plan. Walls, doors, windows and furniture become editable objects; you draw or move walls, place furniture, switch to 3D and render. We make it.
- Best for: agents and homeowners with a plan image who want a furnished 3D view and a render in one session.
- Pricing model: credits. Reading a plan costs 60, a render 30. New accounts get 100 once with no card; the $29 a month plan and packs at $15 for 500, $39 for 1,500 and $99 for 5,000 cover ongoing use. The same credits pay for staging and the other tools.

- Limitation: not a measured-drawing tool. No DWG import or export, and the dimensions derived from your width entry are approximate, not authoritative. Not for permits or construction.

What it is: a browser floor planner used by more than 30 million people: draw rooms, move walls, add doors and windows, view in real-time 3D and render.
- Best for: people happy to trace a plan who want high-resolution renders without a monthly commitment.
- Pricing model: free up to 5 projects with SD watermarked renders; Basic, Plus and Pro subscriptions (prices not shown on the fetched page); one-time credits at $8.15 for 5, $16.30 for 10, $48.90 for 30, $163 for 100, spent on HD, 4K and 8K renders.

- Limitation: the pages we read do not describe reading an uploaded plan; you draw.
7. Foyr Neo - a browser design suite for professionals (unverified)
What it is: a browser-based design and rendering tool for designers, built around drawing a plan, furnishing from a catalogue and rendering inside a monthly quota.
- Best for: small studios that want one subscription for planning and client renders.
- Pricing model: seat-and-render subscriptions billed monthly or yearly, with a trial. foyr.com returned 403 to every request on 3 October 2026, so we quote no prices, quotas or trial length.
- Editable walls: yes, it is a drawing tool.
- Standout feature: render quality is the pitch.
- Limitation: aimed at designers, not a homeowner converting one PDF.
8. Rendair - a rendered picture of your plan, no model (unverified)
What it is: an AI rendering tool for architects that takes sketches, elevations, model screenshots and floor plan images and returns rendered images.
- Best for: a presentation image of a plan with no need to edit or walk through it.
- Pricing model: a credit subscription with a free starting allowance, per the vendor's own pages as indexed by search. rendair.ai returned 403 on 3 October 2026, so we quote no figures.
- Editable walls: no. The output is an image.
- Standout feature: one step from plan image to rendered view.
- Limitation: a misread wall can only be regenerated, and there is no 3D to walk through.
9. magicplan - scan the room, get the plan
What it is: a field app for contractors, restoration teams and adjusters that captures a plan on site with the camera, laser measurers or LiDAR on iOS Pro devices, and also supports sketching.
- Best for: trades who need a measured plan of an existing room with photos and a PDF report.
- Pricing model: per project. Two free projects; paid plans start at 10 new projects a month; extra projects $40 each. Plan prices did not render on the fetched page.
- Editable walls: yes, on the device.
- Standout feature: LiDAR capture, PDF scopes and an API.
- Limitation: not a rendering tool, and per-project pricing is the wrong shape for one existing plan.
10. CubiCasa - a five-minute scan, a drawn plan next day
What it is: a scanning app: walk the property with the phone for about five minutes, no measuring, and CubiCasa delivers a drawn 2D plan, with 3D plans, video renders and CAD files as add-ons.
- Best for: photographers who sell a floor plan with every shoot.
- Pricing model: per scan. LITE is free for unlimited properties up to 5,000 square feet; PLUS adds furniture and reports and the app listing shows $15 per scan; PLUS 3D adds 2D and 3D plans. cubi.casa returned 403, so these details come from the vendor's App Store listing.
- Editable walls: no. You receive a finished drawing.
- Standout feature: the scan is the input; nothing to upload or draw.
- Limitation: next-business-day delivery, and the 3D output is a floor plan graphic, not a furnished interior.
How AI reads a plan, and where it guesses
Every tool that accepts a plan image finds the walls as dark continuous lines, builds geometry from them, and guesses the third dimension - ceiling height, sill height, door swing - because a 2D plan does not contain it. The first step fails on faint or angled scans; the third is always an assumption. Treat every image-reading tool here, ours included, as a visualisation aid, not a source of measurements; for those, start from a scan or a DWG.

What is the difference between a 3D floor plan, a 3D model and a render? A 3D floor plan is a top-down graphic with wall heights, as CubiCasa delivers. A 3D model is editable geometry you can walk through. A render is one photorealistic image taken from the model or, with Rendair, generated straight from the plan.
Are the dimensions accurate after conversion? Only as accurate as the source and the scale you give. Image-reading tools take scale from one number you enter or from the drawing's labels, so treat their dimensions as approximate. For measured plans use a scan (magicplan, CubiCasa) or a CAD import (Homestyler).
Can I convert a PDF or a hand-drawn plan? Most tools want an image, so screenshot the PDF page first; Archome AI Plan & Render accepts PDF screenshots, JPG and PNG. Hand-drawn plans work when lines are dark and the photo is straight on; faint pencil and perspective shots usually fail.
Can I import or export DWG and CAD files? Homestyler imports multi-floor DWG; Planner 5D exports CAD on Professional; CubiCasa offers CAD files as a scan add-on. Archome AI Plan & Render, Floorplanner and the consumer tiers of the others do not import DWG.
Which tool should a real estate agent use for a listing? With a photographer on site, CubiCasa or magicplan. With only a plan image, RoomSketcher for a clean 2D plus a few 3D photos, or Planner 5D and Archome AI Plan & Render for a furnished 3D view and renders.
Can ChatGPT or another chatbot turn a floor plan into 3D? A chatbot can describe a plan and generate an illustrative image from it, but it does not produce editable geometry or a measured model. For an editable result you need one of the dedicated tools above.
